This past week has been full of noise after the budget, and many are feeling uncertain about what’s next. But in my work, I’ve had three real conversations this week that cut right through all that noise.
Each scenario shows how opportunity is deeply personal, shaped by the person’s own situation.
First, I spoke with an interstate investor looking at Melbourne. With all the changes to negative gearing and CGT, you might think it’s a problem, but for her, it’s the opposite. She’s not relying on tax breaks. Instead, she sees more choice, more negotiating power, and potentially better prices. A prime time to secure a future city home.
Second, I’ve seen first-home buyers in an intriguing spot. Rents are soaring, and with current support schemes, low deposit requirements, stamp duty breaks, owning becomes comparable in cost. They have a narrow window where buying isn’t just possible, it’s a smart hedge against rising rents.
Third, I’ll share my own situation. We’re looking to buy now, not because the market is perfect, but because it aligns with our life goals. Despite all the noise, the economy doesn’t dictate our timing, our needs do.

P.S. Here’s a quick insight I always come back to.
When we hit strong gross yields around 7% to 8% capital values don’t slide further.
In Melbourne, where prices haven’t surged like other states but rents have, we’re seeing some one- and two-bedroom apartments now yielding near that range.
Recently, I’ve purchased apartments with yields around 7%.
As rents climb, once we approach that magic 8%, cash buyers step in.
In other words, the floor is near.
Despite all the talk, Melbourne offers rare value right now, affirming that it’s a strong buying opportunity.
