Management fee

Our management fee is 6%, offering a complete, proactive property management solution. We handle everything from thorough on boarding of new properties to ongoing tenant care, ensuring your property is protected and both you and your tenants are supported at every step.

• Fixed 6% + GST of rental income.
  • For smaller rental amounts, we do have a polite minimum fee of $175 including GST, per month, ensuring every property receives the same dedicated level of service and attention.

Leasing fee

Our leasing fee is two weeks rent + GST, reflecting the effort we put into finding the right tenant. We offer multiple inspections, midweek, weekends, private, and even video tours for remote applicants. This broad approach brings in more applications, and we’re proud of our careful screening to ensure we select the best possible tenant.

Professional photography

Professional photography is pivotal in drawing in more prospective tenants. More attendees translate to more applications, giving us the ability to be highly selective and secure the ideal tenant quickly.

• Packages start from $165, with final pricing tailored to the property’s needs.

Floor plans

We believe in setting a top-tier marketing standard for rentals, because great presentation converts more inspections into applications.

Video tour

Our complimentary video tours offer an honest, high-quality walkthrough, perfect for remote renters and boosting engagement.

Online Advertising

Our online advertising is powered by PropertyNow, distributing your listing across all major platforms, including market leaders like realestate.com and Domain. For $205, this ensures maximum exposure to the broadest audience, giving your property every advantage. Combined with our floor plans, video tours, and professional photography, this is our winning formula.

Inspections

We prioritise both midweek and weekend inspections, ensuring strategic, well-timed sessions. Premium tenant selection

Our tenant selection process is thorough, ensuring we secure the right match for your proeprty. We go beyond basic checks, our approach considers a tenant's rental history, financial stability, and how they'll fit within the property's community. We use rigorous screening, balanced with a human touch, ensuring your property is in trustworthy hands.

Safer home compliance

The Safer Home plans let owners conveniently spread the total cost of the smoke alarm, electrical and, where  required, gas safety checks at their rental properties in equal annual instalments over a 2-year cycle.

While Safer Home compliance plans offer the best value with a bundled discount and many free inclusions, if you prefer to pay-as-you-go, we also offer Individual Services.

Claims & tribunal assistance

We have deep expertise in insurance claims, tenant disputes, and VCAT proceedings, offering full support and representation throughout.

• Application fees will be passed on at cost.
• Court or warrant-related fees (e.g., warrant of possession) will be charged at cost.
• Preparation for tenancy matters: $150 per hour.
• Representation at tenancy hearings: $150 per hour.

Our property management terms and conditions cover standard obligations and expectations for both parties. We outline the scope of our services, fee structure, and responsibilities. There are provisions for termination, legal compliance, privacy, and dispute resolution.
